Mythbusters: What Every Home Buyer Needs to Know

Welcome to R Squared Real Estate's blog! Today, we're going to dive into two common myths holding back potential home buyers. As a Realtor, I understand that buying a home is a significant commitment that requires careful consideration. However, it's essential to separate fact from fiction when it comes to the home buying process. Let's explore these two myths in more detail.

Myth #1: You have to have a 20% down payment.

Many potential homebuyers believe that a 20% down payment is necessary to purchase a home. While this may have been true in the past, it's no longer the case. Many attractive loan options are available that don't require a 20% down payment. While loans with less than an 80% loan-to-value do require private mortgage insurance, there are still many options available with a lower down payment.

For example, conventional loans with 5-10% down payments are widely available. FHA loans for first-time home buyers with only 3.5% down payment are also a popular choice. In addition, qualified veterans can utilize the VA loan program to purchase a home with 0% down payment.

It's important to note that while a lower down payment may seem like an attractive option, it's crucial to ensure that you can afford the monthly payments, including any private mortgage insurance.

Myth #2: You need great credit.

While having a high FICO score and excellent credit is helpful, it's not necessary for buying a home. There are many loan programs available for buyers with lower credit scores. In fact, a survey conducted last fall indicated that over 50% of new loans in the past year were for people with FICO scores in the 600-649 range.

However, it's essential to note that having a lower credit score may result in higher interest rates, which can impact your monthly payments. It's always a good idea to work on improving your credit score to get the best possible loan terms.

In summary, buying a home is a wise investment in your future, both financially and personally. It's crucial not to let these myths hold you back from achieving your dream of homeownership. Before you assume that you're not ready to buy a home, speak with a lender, and learn about your options. As a Realtor, I'm here to help you navigate the home buying process and find the perfect home for you. Let's get started!
